Let’s get to know each other! We like to start with a face-to-face meeting. We’ll sit down and talk through the process of buying a home.
We’ll make a list of the amenities you desire in your new home so that we know EXACTLY what you’re looking for. Maybe you want a guest bedroom on the first level, a 2 car garage or a swimming pool… whatever it may be, we’ll hone in the search and in the locations you love!
Most Importantly – No high pressure sales – Just expert advice!
This will also be a great time to address any questions or concerns you have about the journey you are about to embark on. If your schedule is tight, we can also begin by connecting by phone, email or hangout together via a video chat – whatever works best for you!
Schedule A MeetingIf you don't have one already, we’ll introduce you to a mortgage partner, who can help you determine your buying price range with confidence. Be prepared to dig into some paperwork during this part of the process such as pay stubs, W2’s, and tax returns. The lender will do a full review and then tell you what you will be able to borrow in order to purchase a home. This is a vital step in the home buying process and is necessary prior to being able to submit an offer!
Try Our Payment CalculatorWe believe that home buyer education is the key to a successful transaction. We offer multiple Webinars and in person education to make sure you are comfortable in your understanding of the home buying process; including the risks, costs and obligations for buyers and sellers. A home purchase is one of the biggest financial decisions you’ll make in your lifetime. Our job is to help make it an easier one!
Schedule a WebinarYou’ll get notifications about the listings that meet your criteria that we spoke about in our first meeting. We will set up a custom search in our primary Multiple Listing Service where you’ll receive email updates on new listings and price reductions. This allows you to be one of the first to see new listings as soon as they come on the market!
If you see any home that catches your eye, let us know. We will give you insight that may not be evident from the listing information. When you’re ready, schedule viewings together. We’ll continue to refine the search based on your input.
Give Us Your Wish ListHere’s where the buying process becomes FUN! We want YOU to become the local expert along this process. We’ll schedule showings and attend open houses. Attending open houses is a great way to discover what you love! We’ll help you narrow your choices with our home comparison form, which helps you remember what you liked and didn’t like about each one.
THIS is the part when we will get the best indication of what are your deal makers and deal breakers, expressed and implied, by watching and listening to your comments and reactions, as you walk through the home.
You can even request showings directly using our App!
Get The APP!Before you make an offer, we’ll give you a sense of what similar listings in the area are selling for to help you decide how much to offer. Next, We’ll prepare all the paperwork and present your offer to the Sellers. Whenever possible, you agent will present your offer in person to give you the best chance of success. Typically, one of three things can happen when putting in an offer on a house:
1. The offer is accepted
2. The offer is rejected
3. You get a counteroffer
We’ll walk you through each of these possibilities and how to handle them. It’s also important to realize that acceptance of your offer depends entirely on the marketplace. That said, YOUR goal is our goal. We are expert negotiators and will strategize with you every step of the way!
Search for HomesOnce a seller accepts your offer, timeliness becomes of utmost importance. Here are some of the key events:
It’s time to dot the I’s and cross the T’s because you’re closing on your home! This process includes going through all of the final paperwork and signing your name (a lot!) on the loan documents (assuming you aren’t paying cash). The Escrow officer will advise you as to final amounts to be paid into escrow including the balance of your down payment and closing costs.
Once all paperwork is in, and your loan has funded, the title company will submit your new deed to the County for recording.
This is the last step before you receive the keys to your new home.
Search for HomesCongratulations! Move into your new home, decorate, throw a housewarming party!
Do whatever you want- It’s your home!
